Record the structure and the water conditions
Identify the supporting system, available drawings and condition of existing members if they will be retained. Record decking elevation in relation to observed water and note the limits of that observation. A site visit does not establish storm or flood conditions.
Give the designer the known use, access requirements and environmental constraints. The fact that a dock is fixed does not remove wave, flood or other site-dependent considerations. This field guide helps organize information; it does not size structural members.
Develop representative details
Show board direction, end support, borders, transitions and attachments. Include details where the surface meets rail posts, utility penetrations or other fixed components. A plan showing only the outer shape does not resolve these connections.
Review how water and debris move through and around the assembly. Include underside access for inspection and future hardware replacement. If a connection will be concealed, document it before it is covered and make the future inspection approach explicit.
Coordinate material and hardware selection
Select actual products with documented dimensions and installation requirements. Confirm the fastener and connector combination for the supporting material and exposure. Do not use a generic decking screw description as a complete hardware specification.
For saltwater or coastal conditions, describe chloride exposure in the request and obtain product-specific advice. For freshwater, still describe wetting and the supporting assembly. A water label alone cannot determine the entire connection schedule.
Resolve approvals and quantities
Identify the agencies and local authorities responsible for the proposed work. In US navigable waters, Corps jurisdiction may apply, along with other requirements. Ask the relevant district and local offices about the actual location and scope rather than relying on a generic exemption.
Once the layout and product details are settled, calculate surface quantities and reconcile board lengths with the supplier. Keep structural work, rails, hardware and installation scope separate. The result should describe what is being requested and what still requires a decision.
Build the layout around interfaces
Start with the outer dimensions, then mark the places where the deck meets something else: the shore landing, a change in level, rail posts, utility openings, attachment plates and adjacent platforms. Record each as a detail to review. These interfaces are easy to miss when the takeoff begins with a single area number.
Draw board direction within each zone and locate proposed end joints. Identify which drawing or product instruction governs the support and attachment at those joints. A layout can then be revised deliberately if a supplier proposes different board dimensions or a different fastening system.
Keep the elevation and underside access questions with the same plan. The owner’s access for cleaning or inspection may differ between the shore end and the outer platform. Mapping those differences helps the project team identify details that need a different approach without assuming that every connection is equally accessible.
Illustrative sequence for a new fixed dock
A useful sequence begins with the site and approval questions, followed by the structural concept and a preliminary surface layout. The owner can explore material options during that process, but should avoid treating a preferred board as the starting point for every structural decision. This is an editorial planning sequence, not a required permitting procedure.
Once candidate products are identified, request their actual dimensions and installation requirements. Coordinate those with the designer’s details and revise the layout as necessary. Then prepare the takeoff from the accepted product assumptions. That order reduces the chance of obtaining a highly precise quote for an assembly that still needs a fundamental change.
Before ordering, check that the commercial request uses the same layout revision as the project team. List hardware and special details separately and identify any remaining exclusions. At installation and handover, keep the final product references and concealed-work records with the completed project documents.
Does fixed mean the surface stays above water?
No such assumption should be made from the structural category alone. Describe the observed water relationship and identify what is known about other relevant conditions through the project team. A board that is dry during a site visit may face different exposure at another time.
Ask the supplier about the actual described application, including any uncertainty about water contact. Keep that response scoped to the proposed product. The purpose is to resolve the application question, not to invent a universal water-clearance rule.
How should existing drawings be used?
Existing drawings are a useful starting record, but check whether they match the structure and repairs now present. Identify discrepancies and areas that cannot be verified. The responsible professional can determine what further assessment is needed.
Keep the distinction between original design information, observed existing conditions and newly accepted details. Combining them into an unlabeled sketch can make it unclear which parts of the replacement or extension have actually been reviewed.
